Tenant default insurance is a type of cover which can be added to any landlord insurance policy. It covers the landlord in the event that the tenant cannot pay their rent and provides stability and reliability for your rental income. With over 65,000 tenants in the UK currently owing two months’ rent or more (LSL Property Services), it’s important to cover yourself and ensure that you don’t lose out because even the most reliable tenants can fail to pay rent if they fall victim to unexpected circumstances.
If your tenant fails to pay rent for two months or more, then you will be able to make a claim on your tenant default insurance to recover the rental income you have lost as a result. You will be covered for up to eight months’ worth of missed rental payments, and can be covered for amounts up to £2,500 per month. The excess you will be liable to pay when making a claim is the cost of one month’s rent, but this is usually covered by the tenants’ deposit.

You must carry out the appropriate background and credit checks on your tenants to secure tenant default cover.
